∙ Lease must start within 21 days of approval/deposit
∙ We never ask for deposits at a bank or through any apps like Venmo/CashApp/Apple Pay —only through our website after approval
Applicant Criteria
∙ Credit score under 600 = grounds for automatic denial
∙ Delinquent/collection accounts, unpaid utilities = potential denial
∙ Strong rental history required; no evictions or landlord complaints
∙ 1 year of employment required, does not have to be with same job – just consistent 1 year employment
∙ Income must be ≥ 3x monthly rent (excludes bonuses, child support, overtime) - each applicant must qualify (Married couples may combine income with proof of marriage)
∙ No co-signers allowed
∙ Lease term is 1 year
∙ Standard background screening (HUD/FHA guidelines)
∙ $75 one-time leasing fee applies at move-in
∙ Processing time: 3–5 business days with complete documentation
